1. Design

Our process begins with architectural design that is grounded in performance, budget reality, and long-term usability. Because design and construction are fully integrated, plans are realistic, coordinated, and optimized for execution. There’s never a need for value engineering.

2. Construction

Once the design phase is complete, we lead construction without handoffs or re-bidding, maintaining continuity and accountability. Unlike other methods, where owners often retain significant risk, our model keeps responsibility with us. We manage contractors, schedules, and costs while maintaining transparency throughout the construction process.

2. Completion

Project closeout is a critical transition from construction to operation. We lead commissioning and closeout to ensure systems perform as designed and staff are prepared to operate the facility. Our goal is a smooth handoff and a facility ready to perform from day one.

4. Optimization

Because of our background in performance contracting, we extend accountability beyond construction. After completion, we support facilities through performance monitoring and optimization to help ensure systems operate efficiently and effectively, while maintaining occupant comfort.
